Property Related Disputes;

Landlord & Tenant

Our experience in property transactions to date places us in a strong position when advising our clients on property related disputes. Whether your query relates to an issue over ownership of land, rights of way or matters concerning adverse possession, Cronin & Co., Solicitors offer clear advice in these often complex and technical areas of the law. We will explain your rights and obligations in plain language and ensure that you are fully aware of all of your options so that you are in the position to make a fully informed decision.

Commercial Property Transactions;

We are highly experienced in commercial lease drafting and enjoy a busy practice in this area of the law. Commercial leases are often lengthy, technical documents that impose many obligations on both parties. We can advise clearly on the extent of your obligations under a commercial lease or in the alternative, what provisions you should include to ensure your position is protected. Rent review is always topical in the context of commercial leasehold arrangements and we can provide clear advice on the applicability of rent review following changes in the law introduced by the Land and Conveyancing Law Reform Act 2009. We also have a special interest in business equity leases, fully repairing and insuring leases, and sports club leases.

Residential Landlord and Tenant Law;

Landlord and Tenant Law has undergone many changes following the introduction of the Residential Tenancies Act 2004. We can advise on all aspects of the legislation, in particular; the extra obligations on the landlord and the extra protections afforded to the tenant. This Act also introduced the Private Residential Tenancies Board and it is important to be familiar with the operation and jurisdiction of the Board prior to entering/granting a residential leasehold agreement. The most common areas where disputes arise between landlord and tenant include; rent arrears, deposit retention and anti-social behaviour. Cronin & Co., Solicitors can explain how the act affects your legal relationship with your tenant.

We invite you to make an appointment where the various issues that arise in your property transaction can be discussed further with a specialist conveyancing solicitor.
